Seedrs has become the go-to platform for crowdfunding platforms looking to raise some capital. The next listing to leverage Seedrs is Property Regions, a crowdfunding platform facilitating investing in real estate in the UK. The Property Regions site is only accepting emails for updates as of today.
The new company was founded by CEO Fred Bristol and Tobias (Toby) Stone. Bristol is the CEO of Bristol Estates, a property management firm, and previously was a Director at Bristol & Stone – a company that managed properties in the Baltics. Stone is still listed as CEO of Newsquare Innovation in his LinkedIn profile.
According to Property Regions, 64% of first-time buyers require help from their parents which is up from 30% before the financial crisis. Property Regions believes it can provide people with a first step on the property ladder in order to build sufficient equity to put down a deposit on their first home.
The investment platform will focus on the East Anglia and East Midlands markets – an area the founders view as opportunistic due to anticipated growth. In fact a recent article in the Independent highlighted that prices are growing faster here – than in London.
As for the offer for investors, Property Regions is listing 14.14% equity for £99,997 with a pre-money valuation of £607,000. As of today, 41 investors have financed just about £40k.
The concept is to allow smaller investors to access residential property (initially) with a minimum amount of £250. After 9 to 12 months, Property Regions will shift from just equity to employing leverage to boost potential returns for investors.
Seedrs has been the preferred platform to raise capital for numerous investment crowdfunding platforms. Assetz Capital, TrillionFund, LandBay, Crowdlords and more have used the site to seek seed round funding or follow on raises. Property Regions will now join the group of crowdfunding sites that are focusing on property.
